Stairwell cleaning for residential and commercial properties

A person's hand, protected by a bright green glove, meticulously cleans a shiny metal bani

The stairwell is the area tenants complain about most and that homeowners' associations discuss the longest. When cleaning runs reliably on schedule, both stop.

We take care of stairwell cleaning for property managers, homeowners' associations and private landlords in the Hochtaunus and Wetterau districts. From a three family house to a residential complex with several staircases.

Scope of services

Stairs and landings

Steps, landings and intermediate landings are swept and mopped. Handrails and railings are cleaned, and the balusters too if needed.

Entrance area

Entrance lobby, door mats, mailbox unit, doorbell panel and front door inside and outside. In winter there are road salt marks, in summer pollen.

Windows and glass surfaces

We clean stairwell windows, glass elements in doors and skylights on a schedule, usually two to four times a year. In tall stairwells we work with purified water technology.

Basement, laundry room and side areas

Basement corridors, drying room, laundry room, bicycle storage and bin area on request. In our experience the bin area is where property managers have the most trouble.

Elevator

Car floor, mirror, control panel and door tracks. The door tracks are the reason elevator doors start to stick at some point.

Schedule and process

One to two visits per week are usual. In buildings with high turnover or commercial units we clean more often. The schedule is set in writing and posted, so tenants know what to expect.

On request we document every visit. This is especially practical for property managers who have to prove to owners that the service was provided.

What property managers get from us

Regular staff in the building. The same cleaners, the same team supervisor who checks the property regularly. Tenants see familiar faces, and that noticeably reduces the number of complaints.

Direct access to the team supervisor. Every team supervisor has her own direct phone line and her own email address. If a tenant complains to you, you forward it in one line instead of explaining it to a switchboard. On working days you receive a reply within 24 hours.

Quarterly quality inspection. Once a quarter someone walks through the property with the service specification and specifically checks the items that get lost in day to day work: skirting boards, radiators, lamps, joints, basement areas. You receive a report and are welcome to join. For an owners' meeting this is a strong document.

Monthly report. Once a month you receive a list of the services provided for each property. This is the proof you need for owners when they ask about the service.

Complaints recorded digitally. If a tenant reports something, we record it with date, property and area. If an issue keeps coming back, we adjust the service specification instead of discussing it every time. We document damage with photos so it can be handled smoothly through our business liability insurance.

Monthly billing. One invoice, with items listed separately for each property.

Extra work without formalities. A deep cleaning of the stairwell, an extra window cleaning, cleaning after water damage. One call is enough, no change to the contract is needed.

For property managers

We look after several properties of the same management company under uniform terms and bill per property, with separate items for each building. One contact person looks after all your properties.

If you also need inspection rounds, bin management or small maintenance jobs, you will find them on our caretaker service page.

What determines the effort in a stairwell

What counts is the number of floors, residential units, the schedule and extra areas. We list basement corridors, laundry room, bin area and elevator as separate items in the quote, so you can see what makes up which share and remove individual items.

Two points have a bigger effect than size alone:

The floor covering. Terrazzo, natural stone and old tiles behave completely differently from modern PVC. Acidic products cannot be used on natural stone, and once stone has been etched it cannot be repaired.

Access to water. Many older buildings have no water connection in the stairwell. Then water has to be brought along or fetched from an apartment, and that costs time at every visit.

Schedule by building size

As a guide from our current contracts: up to six households, one visit a week is usually enough. From about ten households or with commercial units in the building, two visits make sense. In buildings with high turnover, or a daycare center or medical practice on the ground floor, we also clean three times a week.

The schedule is set in writing and posted in the hallway, so tenants know what to expect. In our experience this prevents more complaints than any extra cleaning.

Frequently asked questions about stairwell cleaning

How much does stairwell cleaning cost? That depends on the number of floors, residential units, the schedule and extra areas such as basement or elevator. We look at the building and give you a written quote with items listed individually. The viewing is free of charge.

How is the invoice structured? We bill per property and list the items separately, so the service can be clearly assigned to one building. How you treat the costs in your accounts is a matter for your property manager or tax advisor. We deliberately give no information on this, because we are not allowed to provide tax or legal advice.

Who provides the water? We usually use the water connection in the property. If there is none, we bring water with us. We clarify this during the viewing.

Do you also do deep cleaning of the stairwell? Yes. If a stairwell has been neglected for years or is handed over after a refurbishment, we do a deep cleaning first. After that the condition can be kept up with the normal schedule.
